A petition with 298 signatures has been submitted stating that at present there is no new Local Plan or Neighbourhood Plan in place and therefore request that the application is refused under policy ENV28 of the Maidstone Borough Wide Local Plan 2000.

Replace condition 15 with the following condition:-

No development shall take place until details of all fencing, walling and other boundary treatments, which shall include, inter alia, gaps to allow passage of wildlife (including hedgehogs), have been submitted to the Local Planning Authority and approved in writing. The development shall be carried out in accordance with the approved details before the first occupation of the development hereby permitted and maintained thereafter.

Reason: To ensure a satisfactory appearance of the development. Provide biodiversity mitigation, and protect the amenities of the future occupiers of the dwellings.

Amend bullet point 10 of part 9.68 and bullet point 9 of 11.0 B of the report;

In respect of the financial contribution towards highway works at the junction of the A229 and B2163 (Linton Crossroads), delegated powers are sought for officers to finalise the amount, rather than the £1000 per dwelling currently specified. The £1000 per dwelling was originally estimated by Kent Highways, however, consultants are currently carrying out an assessment on behalf of MBC of options for improvement, which would enable a more accurate figure to be produced.

 The amendment sought is as follows:

 Contribution towards highway works at the junction of the A229 and B2163 (Linton Crossroads) to mitigate the impact of the development (Delegated Powers to the Head of Planning & Development to finalise the exact amount)
