Add condition (drainage):          

Development shall not begin until a sustainable surface water drainage scheme for the site has been submitted to and approved in writing by the local planning authority. The drainage strategy should demonstrate the surface water run-off generated up to and including the 100yr critical storm (including an allowance for climate change) will not exceed the run-off from the undeveloped site following the corresponding rainfall event, and so not increase the risk of flooding both on or off-site.  The scheme shall subsequently be implemented in accordance with the approved details before the development is completed.

Reason: To ensure that the principles of sustainable drainage are incorporated into this proposal and to ensure ongoing efficacy of the drainage provisions.

Amend condition 5 (landscaping):

The development shall not commence until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping and boundary treatment, using indigenous species which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development and long term management. The landscape scheme shall be designed using the principles established in the Council's adopted Landscape Character Assessment and Landscape Guidelines.

The details of landscaping and boundary treatment shall include the retention of the existing hedges and mature trees, in particular along the southern and eastern boundaries of the site, supplemented by additional planting of indigenous species.

Reason: To ensure an appropriate appearance and setting to the development.

Add condition  (ecological enhancements):

Further details shall be submitted of ecological enhancement measures to provide net gains for biodiversity and the proposed development shall make provision for such measures including planting of appropriate native, local provenance species, management of hedgerows and trees for the benefit of wildlife, creation of ponds populated with native, local provenance plants, creation of hibernacula and log piles, bird and bat boxes at suitable locations on the site and bat bricks and swift bricks incorporated in new buildings.

Reason: To protect and enhance biodiversity.

 

Add condition (renewable energy):

Details of a scheme to provide sources of renewable energy including solar power shall be submitted to the LPA with the application for approval of reserved matters and the approved details shall be implemented before the development is first occupied.

Reason: to achieve a sustainable form and energy efficient form of development
