Clarification has been sought as to why an air quality assessment was not considered necessary in connection with this proposal.


The EHO advises this was based on the location of the site, which though being in an Air Quality Management Area, is some 140 m from an Air Quality hotspot. This means it is unlikely future residents will be exposed to poor air quality.


Condition 8 is amended as below:


Before first use of any of the rooms to which they relate, all windows above ground floor level facing towards houses in Grecian Street or Waterlow Road shall be glazed in obscured glass and any window opening, related to these windows, shall be restricted by limiters to opening no more than 150mm in any direction. These measures shall be retained at all times thereafter.


Reason: To prevent overlooking of adjoining properties and to safeguard the privacy of existing and prospective occupiers.


My recommendation remains unchanged.
