Our Housing Delivery Programme

As part of our commitment to improving the supply of truly affordable rented homes in the Borough, our Regeneration and Economic Development team is looking for land and ‘package deal’ opportunities that can provide new homes for social rent. Please get in touch using the contacts below if you have a site or new build housing scheme that could be suitable.

We're looking for opportunities to buy land with planning or to acquire new build homes through a ‘package deal’ arrangement.

  • Only brand new, new build homes are suitable and they must have an NHBC warranty or similar.
  • The site must be within the borough of Maidstone and we prefer locations that are well served by public transport and local amenities
  • We're keen to find opportunities for two, three or four bedroomed houses but they need to be mainly two and three bedroomed
  • We're also seeking opportunities for one and two-bedroomed flats. These need to be in self-contained blocks.
  • We will consider smaller opportunities of less than ten homes, including Section 106 quota opportunities, subject to planning.
  • On larger sites we may have the option to include homes for market rent or outright sale alongside social rented homes.

In addition to looking to secure land and ‘package deal’ opportunities that can provide new homes for social rent, we're also interested in identifying and acquiring opportunities for market rented housing within the Borough. This could be on turn-key or package deal arrangements. Any market rent properties delivered would be retained by us, within our property company Maidstone Property Holdings Ltd. Predominately apartments (one and two bedrooms with consideration of small number of three bedrooms) on Brownfield town centre sites are preferred, with en-suites to the master bedrooms.

Springfield Place

We have exchanged contracts with Redrow Homes for the purchase of 14 apartments located within Block 9, on the Springfield Mill, Royal Engineers Road development.

There will be 2 x 1-bed and 12 x 2-bed apartments, all for private rent on the open market. Works to Block 9 are expected to be completed by September 2020.

Trinity House

It can be found in the centre of Maidstone, the County Town of Kent.  It is located on Church Street and is close to amenities including local shopping, the Bus Station and Maidstone East Railway Station.

What?

We aspire to create a vibrant community hub which offers not just accommodation but also community related services for the whole of Maidstone. There will be 23 self-contained units of accommodations for people who are homeless or at risk of homelessness on the upper three floors of the building.

The ground floor will consist of staff offices, clinical and treatment rooms, co-located office space for stakeholders and partners (including GP and clinical health care), and a multi-functional space which will be available for the community to use and hire.

The building is being refurbished in order to bring it up to modern standards, after its last refurbishment approximately 25 years ago. When the building was first converted from a church the idea was to accommodate young people across 44 bedrooms.  The MBC model is to reduce the number of individual households to 23, and there is no upper age limit. The internal community will compromise of those with varying ages, and will include families with children, single people and couples.

Why?

This is to bring an architecturally typical Maidstone landmark back into use after standing empty for nearly two years, and to ensure it is to the highest standard for both living and workspace in order to support the local and wider community of Maidstone. Alongside this, we also wish to provide mixed tenure housing and help those who are homeless or at risk of homelessness into accommodation to assist a move back into mainstream society.

When?

The refurbishment works start in early May 2021 with the first round of completion by the end of June, and the anticipated completion date being early September 2021.

How?

The project will be managed directly by MBC with a number of housing and other teams located within the property.  We will also have overnight security so anticipate that staff will be on-site for most of the day and night.

Review?

MBC will be watching how things work and will make adjustments as required in line with feedback from staff, residents and the community. The Council will also be developing a neighbourhood to ensure the project enhances the locality and have commenced discussions with the local Ward Councillors in relation to the building, so are mindful of concerns or worries being raised.
