The applicant has received a financial offer for the freehold of the premises as a going concern.  The applicant sought advice from an asset management and chartered surveyors company on this offer.  The company’s response letter states that in their opinion this offer is substantially below the market value of the property, even if the use was restricted to a public house, and therefore recommends that this offer is rejected.  This view is accepted and does not alter the recommendation put forward to Planning Committee.

Recommendation remains unchanged.
